Edmonton Homeowners: Preparing for the 2026 Mortgage Renewal Wave

For many Edmonton homeowners, 2026 is bringing an important financial milestone: mortgage renewal.

A large number of Canadians who secured five-year fixed-rate mortgages in 2020 and 2021 did so when interest rates were at historic lows. Some homeowners were able to lock in rates around 1.5% to 2.5%.

As those mortgages come up for renewal, homeowners may be facing a very different interest-rate environment.

The result? For some households, their mortgage payment could increase significantly.

But a higher renewal rate doesn’t automatically mean homeowners need to sell or make drastic financial decisions. The most important step is to start planning early and understand your options.

What Could a Higher Renewal Rate Mean?

Consider a homeowner who originally borrowed $500,000 with a 25-year amortization at 2% interest.

If the mortgage were renewed with approximately $430,000 remaining after five years and the new rate were 6% with 20 years remaining on the amortization, the principal-and-interest payment would be roughly $3,080 per month, compared with approximately $2,120 per month before renewal.

That’s an increase of close to $1,000 per month.

Of course, everyone’s situation is different. The actual payment will depend on the remaining mortgage balance, amortization period, interest rate, payment frequency and other factors.

The important point is that homeowners should understand the potential change before their renewal date arrives.

Why This Matters in Edmonton

Edmonton’s housing market has continued to experience strong demand, supported by population growth, interprovincial migration and relatively attainable home prices compared with some other major Canadian markets.

For homeowners, this can be a positive factor.

If you purchased several years ago, you may have built meaningful equity in your property. That equity could provide additional flexibility when you’re reviewing your mortgage options.

At the same time, higher monthly payments can put pressure on household cash flow, particularly when combined with rising costs for property taxes, insurance, utilities and everyday expenses.

This is why the 2026 renewal cycle may lead some Edmonton homeowners to reconsider how — and where — they want to live.

What Are Edmonton Homeowners Doing?

1. Starting the Mortgage Conversation Early

Don’t wait until your renewal documents arrive.

Speaking with your mortgage professional several months in advance can help you understand what your payments could look like and whether there are different options available.

A fixed-rate mortgage provides payment certainty, while a variable-rate mortgage can change as interest rates move.

Neither option is automatically better.

The right choice depends on your financial situation, your tolerance for payment fluctuations and your expectations for future interest rates.

A mortgage renewal is a good opportunity to review your overall household budget.

Ask yourself:

  • What would my payment be at renewal?

  • How much emergency savings do I have?

  • Are there expenses I could reduce?

  • Would a longer amortization make sense for my situation?

For some homeowners, the higher payment may prompt a bigger question:

Does our current home still make sense for us financially?

Some may choose to stay and absorb the higher payment.

For homeowners with substantial equity, selling could potentially allow them to purchase a less expensive property and reduce their overall borrowing.
